How long does a full house renovation take?
A full renovation of a typical three or four bedroom house in Kildare or Dublin usually runs 12 to 20 weeks on site, depending on structural work, rewiring and the level of finish. Extensions typically add four to eight weeks. You get a written programme with your estimate and we work to it.
Do I need planning permission for an extension?
Many rear extensions in Ireland fall under exempted development if the floor area added is 40 sq m or less and the remaining private open space meets the minimum, but exemptions are lost on protected structures, some previous extensions and certain site conditions. We tell you at the site visit whether your project looks exempt and coordinate with an architect or engineer where a planning application is needed.
Who manages the trades on a renovation?
We do. You deal with one point of contact for the whole project. Carpenters, groundworkers, electricians, plumbers, plasterers and tilers are booked, sequenced and supervised by us, so you are never chasing a trade or holding the programme together yourself.

Do you build new houses as well as renovate?
Yes. We build one-off houses from groundworks to handover, including foundations, frame, roof, first and second fix carpentry and interiors. As a new build contractor in Kildare we work with your architect and engineer from the start so the build follows the drawings and the certification is clean.

The programme is set before the first day on site and trades are booked against it rather than called in as we go. Materials are ordered ahead of the sequence they are needed in, and you get a straight answer the same week if anything moves.
What happens when the job is finished?
A final walkthrough with you before the last payment. Anything on your snag list gets put right before we leave — we do not sign off a job until you do.
