A one-off house is a long project with a fixed order to it. Site set-out and levels, excavation, foundations and rising walls, drainage and services ducting, floor slab, superstructure, roof, windows and external doors, then first fix, insulation and airtightness, plastering, second fix, kitchens and interiors, decoration, and finally external works and landscaping.

Most of what determines whether a house performs is buried in the early stages — radon and damp proofing, insulation continuity, the airtightness line, and services routed before they are cast in. Those are the stages worth supervising closely, and they are the ones a homeowner cannot easily inspect later.

We work from your architect's and engineer's drawings from the beginning rather than picking them up at foundation stage. That means reading the details, flagging anything that will not build as drawn, and agreeing it before it becomes a variation. Where you do not yet have a full design team, we will tell you what you need in place before a realistic programme can be set.

Certification matters as much as the build. Inspections, sign-offs and records are planned into the programme so the assigned certifier is on site at the right stages and the paperwork is complete when the house is finished, not chased afterwards.

Before we start you have a written itemised estimate and a stage-by-stage programme. Long-lead items — windows, roof materials, kitchens — are ordered against that programme rather than when they are needed, which is the usual reason a build stalls.

You have one point of contact for the whole job, with straight answers the same week if something moves. Site safety, welfare, waste and neighbour access are our responsibility, not yours. At completion there is a full walkthrough, a snag list worked through, and handover of drawings, certificates and appliance documentation.

Groundworkers, blocklayers, steel erectors, roofers, electricians, plumbers and heating engineers, insulation and airtightness contractors, plasterers, tilers and glazing suppliers all work to our programme. Carpentry is in-house: roof structure, floors, stairs, internal doors and second fix. Joinery covers wardrobes, panelling and bespoke pieces, kitchens and interiors are installed as part of the same sequence, and painting and decorating finishes the house properly before handover.
